1) I was thinking about harborbay mall. I knew it opened 3 years ago.
My sense is that it was a bad business decision to open this mall. Although next to the terminal, people do not shop there as it is expensive. And I guess less than 1000 people go past the terminal every day. If 10% of them shop at Harborbay mall and each spend S$10, the revenue for the shopping center will be $1000 which is not enough to support anything.
Near HBM, there is a lot of closed shop houses. I think that these shops also cannot tahan and close down.
2) There seems to be less ah pek cheonging batam then 10 years ago. The whole street outside DC mall (where tulip is located) is quite empty.
